Plumbing is one of your home’s most mysterious systems. The pipes are hidden in the walls, and when you have a problem, you have to call in a professional. Plumbers’ rates can be hefty, so perspective buyers are often frightened away by evidence of leaky pipes, ceiling stains below shower pans or antiquated bathroom fixtures.

If you are planning to sell your home, it is a good idea to solve your plumbing issues before you place it on the market. Take care of any cosmetic damage that leaks may have caused after the plumber has finished his or her work. Plumbing repairs are cost-effective, and most sales agreements call for all systems, including the plumbing, to be in working order. If you have a problem, you will probably have to repair it before the closing anyway, so by doing it ahead of time, you eliminate that issue. Plumbing that is in top condition will give the impression your home is well cared for and will make it more attractive to potential buyers.

Keeping Your Home in Prime Showing Condition – It’s A Pain in the Neck!

   We want the properties we market to look spotless and wonderful, but even the most impeccable housekeepers find that keeping their house in prime showing condition begins to wear thin in a few weeks.

It is a lot of work to keep the beds perpetually made, the kitchen and bathroom spotless and the closets neat.  Is it worth it? Yes,  it is if you want to sell your home at top dollar in a reasonable amount of time.  Buyers often see normal clutter, but what registers is  “this house has not been maintained.”  Bathtub rings translate to “plumbers bills;” dirt under the radiators causes them to imagine replacing the entire heating and air conditioning system.  People often function more on emotion than on logic when selecting a home. You can help your Realtor and yourself by minimizing the amount of imagination that buyers will need in order to fall in love with your home.

When The Buyers Want To Bargain

You have done everything your agent has recommended to make your home look wonderful and you have cut the price to the bone.  Then, an offer comes in that is so low you are offended. This scenario happens often in a volatile real estate market.  Is it possible to reconcile your differences and reach a meeting of the minds when faced with such an offer?

It may not take many concessions from you to make it work if the people who love your house also love to bargain. Even though it seems that you are very far apart in dollars or in terms, the real distance may not be all that great. Your Realtor can help you determine if the buyers are ready, willing and able to carry through with the transaction. If they are qualified, the next step involves looking at your differences. Make a list of your discrepancies, then begin to examine where it is you might have some flexibility. 

You may have to go back and forth several times in order to make the transaction work. The trick is to be patient, look for areas to negotiate that have some mutual benefit and most important, do not take the process personally.

Current Disclosure Laws – What Real Estate Buyers and Sellers are Entitled To Know

 Most state real estate associations now require all real estate licensees to provide their buyers and sellers with a written disclosure of agency, or declaration of whom they are representing in a real estate transaction.

Most agents who are licensed to sell real estate agree that such disclosure requirements are good for the buyer, seller and the agent. It was not all that long ago that the Federal Trade Commission conducted a poll revealing that as many as 72% of buyers did not realize that “their” agent also represented the seller. These disclosure laws were put in place to clarify the real estate agent’s role, especially for buyers.

Regulations require that the agency disclosure be made at the “first substantial contact” between an agent and the consumer. An agent who is representing a buyer or seller must have a written agreement that includes a termination date, a fair housing statement, and an exact description of the agency relationship.
